AI 기반 부동산 투자 의사결정 요인의 우선순위 분석 : 전문가 인식 조사를 중심으로

A Priority Analysis of AI-Based Real Estate Investment Decision-Making Factors

인공지능 기술의 고도화와 디지털 전환의 확산은 부동산 산업의 의사결정 구조를 변화시키고 있다. 부동산 산업은 정보 비대칭성, 지역별 시장 차이, 거래의 비유동성, 복잡한 정책규제 등으로 인해 전통적으로 경험과 전문가 판단에 의존하는 경향이 강하였다. 그러나 최근 AI와 프롭테크의 확산으로 부동산 가치평가, 투자예측, 시장분석, 리스크 관리, 자산관리 자동화 등 다양한 영역에서 데이터 기반 의사결정이 확대되고 있다. 본 연구는 AI 기반 부동산 투자 의사결정에 영향을 미치는 주요 요인의 상대적 중요도를 분석하기 위하여 AHP 분석방법을 적용하였다. 연구모형은 입지환경, 경제성, AI 신뢰성, AI 활용성을 상위요인으로 설정하고, 각 상위요인별 4개의 하위요인을 구성하였다. 또한 AI 기반 부동산 투자 서비스 대안으로 투자 일임 서비스, 지능형 가치평가, 리스크 관리를 설정하였다. 설문조사는 건설·시행, 금융·투자, AI·프롭테크 분야 전문가를 대상으로 2026년 4월 17일부터 4월 22일까지 실시하였으며, 최종 유효표본 33부를 분석에 활용하였다. AHP 분석에는 'I Make It' 프로그램을 활용하였으며, 일관성 비율(CR) 0.1 이하 기준을 적용하여 응답의 신뢰성을 검증하였다. 분석 결과, 상위요인에서는 입지환경이 가장 높은 중요도를 보였으며, 경제성, AI 신뢰성, AI 활용성 순으로 나타났다. 하위요인에서는 교통, 생활, 정확성, 가격상승 등이 주요 요인으로 확인되었으며, AI 관련 요인 중에서는 정확성과 설명가능성이 중요하게 나타났다. 대안 분석에서는 리스크 관리가 가장 높은 우선순위를 보였고, 지능형 가치평가, 투자 일임 서비스 순으로 나타났다. 또한 16개 하위요인을 기준으로 한 대안 우선순위 분석에서는 입지·경제 요인 중심에서는 리스크 관리가, AI 신뢰성 요인 중심에서는 지능형 가치평가가, 분석 효율성 관련 요인에서는 투자 일임 서비스가 1순위로 나타나, 평가요인의 성격에 따라 적합한 AI 서비스 유형이 달라질 수 있음을 확인하였다. 본 연구는 AI 기반 부동산 투자 의사결정에서 전통적 부동산 투자요인과 AI 기술요인을 동일한 계층구조 안에서 비교했다는 점에서 의의가 있다. 또한 전문가 인식에 기반하여 AI 기반 투자 서비스 대안의 우선순위를 제시함으로써 향후 AI 기반 부동산 투자모형, 프롭테크 서비스, 투자 리스크 관리 체계 구축에 필요한 실무적·정책적 시사점을 제공한다. 전문가 집단별 인식 차이의 통계적 검정을 위해 비모수 검정인 Kruskal-Wallis 검정을 추가로 실시한 결과, 경제성에서 통계적으로 유의한 차이(p=0.046)가, 입지환경에서 한계적 유의성(p=0.084)이 확인되었으며 AI 신뢰성∙AI 활용성과 3개 대안에서는 집단 간 인식이 비교적 수렴하는 것으로 나타났다. 다만 부분집단 보조 분석에서 산업 효과와 응답자 경력 효과가 부분적으로 혼재되어 있을 가능성이 관찰되어, 본 연구의 집단 간 비교 결과는 양 효과의 결합 효과로 보수적으로 해석하였다. 또한 본 연구의 결과는 「인공지능 발전과 신뢰 기반 조성 등에 관한 기본법」(2026년 1월 시행)과 「부동산서비스산업 진흥법」 후속 기본계획 수립 과정에서 활용될 수 있는 후속 정책 연구 어젠다(고영향 인공지능 적용 가능성 검토, 부동산 데이터 결합 인프라 강화, 부동산 AI 영향평가 체계 설계, AI 자동운용 서비스의 단계적 제도화 경로 검토)로 발전될 가능성을 시사한다.

초록(요약문)

This study analyzes the relative importance of factors influencing AI-based real estate investment decision-making. As artificial intelligence and proptech technologies expand, the real estate industry is shifting from experience-based and field-oriented decision-making to data-driven and AI-assisted decision-making. However, real estate investment remains strongly influenced by traditional factors such as location and economic feasibility, while AI-related factors such as data accuracy, reliability, explainability, and usability are becoming increasingly important. This study applies the Analytic Hierarchy Process (AHP) to evaluate the priorities of AI-based real estate investment decision-making factors. The hierarchy consists of four upper-level criteria: location environment, economic feasibility, AI reliability, and AI usability. Each criterion includes four sub-factors, and three alternatives are considered: investment discretionary service, intelligent valuation, and risk management. Expert surveys were conducted with professionals in construction and development, finance and investment, and AI and proptech fields, from April 17 to April 22, 2026. A total of 33 valid responses were used for the final analysis. The AHP analysis was conducted using the I Make It program, with a Consistency Ratio (CR) threshold of 0.1 applied to verify the reliability of responses. Among the 33 respondents, 30 satisfied the individual CR ≤ 0.1 threshold across all matrices, while the aggregated group matrix yielded CR = 0.004, supporting the validity of using all 33 responses for the main analysis. A robustness check using the 30-respondent subgroup is provided in the appendix. The results show that location environment has the highest priority among the upper-level factors, followed by economic feasibility, AI reliability, and AI usability. Among the sub-factors, transportation, living infrastructure, accuracy, and price appreciation are identified as key factors. In terms of AI-related factors, accuracy and explainability are particularly important. Among the alternatives, risk management receives the highest priority, followed by intelligent valuation and investment discretionary service. The sub-factor-level alternative analysis further reveals that risk management is preferred for traditional real estate factors (location and economic feasibility), intelligent valuation for AI reliability factors (accuracy, currency, prediction), and investment discretionary service for efficiency-related factors (data integration, speed, cost-effectiveness). These findings suggest that AI-based real estate investment services should not be designed merely as automated investment tools. Instead, they should support investment decision-making by integrating location and economic factors with reliable and explainable AI analysis. Furthermore, modular service design tailored to the nature of decision criteria is recommended for proptech enterprises and policymakers. A Kruskal-Wallis nonparametric test was additionally conducted to verify the statistical significance of inter-group differences. The results indicate that the difference in economic feasibility was statistically significant (p=0.046) and that in location environment was marginally significant (p=0.084), while no significant differences were observed in AI reliability, AI usability, or the three alternatives, suggesting a relative convergence of perceptions across professional groups in these areas. A supplementary subgroup analysis suggests that the inter-group differences may partially reflect a confound between industry effects and respondent experience effects, and the findings are therefore interpreted as a combined effect rather than a pure industry-level perception gap. Building on these results, the study also presents a policy research agenda for future studies linked to the AI Framework Act (effective January 2026) and the upcoming Real Estate Service Industry Promotion Plan. This agenda includes assessing the potential classification of real estate investment AI as a high-impact AI system, strengthening the integration infrastructure of real estate data, designing an impact assessment framework for real estate AI services, and examining staged regulatory pathways for AI-driven autonomous investment services.
