주택은 개인들의 전체 부(wealth)중에서 약 80% 차지하고 있기 때문에 주택가격의 변화가 개인 경제에 미치는 효과는 매우 크다. 그러나 주택 가격은 이자율의 상승, 노령화에 따른 인구 구조의 변화와 인구의 감소에 의한 주택 수요 감소, 주택 정책 실패로 인한 주택가격 변동성의 증가 등과 같은 위험에 노출되어 있다. 이 연구는 위험 헤지(hedge) 도구로서 주택 가격에 기초한 파생상품이 포트폴리오에 미치는 영향에 대하여 알아보고자 한다.
이 연구는 우선 주택가격 지수에 기초한 파생상품에 대하여 소개를 하고 평균 분산 포트폴리오 이론을 이용하여 포트폴리오의 위험과 수익에 미치는 영향에 대하여 분석한다.
이 연구에서 다음과 같은 결론을 얻었다. 첫째, 주택이 필수재이기 때문에 개인들은 최소분산 포트폴리오에서의 자산 배분을 따르지 못한다. 이는 개인들은 위험에 노출되었음을 의미한다. 둘째, 파생상품을 주택, 채권 그리고 주식으로 구성된 포트폴리오에 추가적으로 편입 시켰을 때, 전체 포트폴리오의 위험을 감소되었다. 마지막으로 주택가격 지수에 기초한 파생상품이 적은 돈으로 부동산에 투자를 할 수 있는 기회를 제공함으로서 주택가격 지수에 기초한 파생상품 시장에 참여할 유인을 제공할 수 있음을 발견하였다.

The change of housing price has a large effect on individual household economy since households own approximately 80% of real estates for their wealth. However, housing price has been exposed to a variety of risks: an increase of interest rates, a reduction of housing demand influenced by the aging society, and the volatility of housing price attributing to the housing policy failure. This thesis focus on derivatives based on housing price index as a remedy for hedging those risks.
This study introduces derivatives based on housing price index and analyzes the impact of the financial instrument on household portfolio''s return and risk by using modern portfolio theory.
The study on the derivatives shows several results. First, households have a difficulty of allocating their assets at the point of the minimum variance portfolio because housing is necessary goods. Thus, the difficulty implies that households are being exposed to lots of risks. Second, when derivatives based on housing price index were additionally included to portfolio consisting of bonds, stocks and apartments, the risks of their portfolio has decreased. Finally, this instrument can give households more incentives to invest real estate with small amount of money.
