초록/요약
이 논문의 목적은 인구 고령화(aging)의 진전이 주택규모수요 선택에 미치는 영향을 살펴보는 것이다. 이를 위해 순위프로빗모형(Ordered Probit Model)을 사용하였고, 분석자료로는 인구주택총조사2000(Population Census 2000)을 사용하였다. 지역은 서울특별시, 6대광역시, 전국으로 나누어 분석하였다. 실증분석결과 가구주 연령이 65세 미만인 집단에서는 가가구주연령과 선택하는 주택규모 사이에 (+)의 관계가 존재하는 반면, 가주주 연령이 65세 이상인 집단에서는 가구주 연령과 선택하는 주택규모 사이에 (-)의 관계가 존재하는 것으로 나타났다.

The main subject of this thesis is studying influences that the progress of aging affects on the choice of demand of house size. For this purpose, I applied Ordered Probit Model and used Population and Housing Census 2000 for analysis material. The area was grouping into seoul, six major administrative cities and the whole nation for analysis in this thesis. The result of the empirical analysis shows that a group of households whose age was under 65years has positive(+)relationship between age(of households) and the house size that they selected, while a group of over 65 years has negative(-)relationship between age(of households) and the house size they selected.
