Analysis of Housing Price and New Housing Construction : Structural Changes and Gap among Regional Differences

This study presents two kinds of empirical model of regional housing markets. In terms of the price cycle, this study analyzes the determinants of housing price by using multiple regression analysis. Population and per capita real income are found to have a positive impact on housing price, whereas housing stock and real interest rate have a negative impact. Quantity cycle was analyzed using stock adjustment relation through co-integration test. Empirical analysis reveals that over the period 2005-2007, new housing construction in the country and Daegu is in excessive supply. In addition, by using cross correlation and Chow test, this study shows that housing supply went through a structural change since the government drive to build 2 million homes in 1989.
